Property management is more than just the oversight and maintenance of real estate. Here at Calgary Multifamily, the management of regular maintenance work and unexpected operational issues are the most crucial parts of our services. Not only do we ensure your property is adequately maintained, we take care of tenant vetting and placement to ensure a more secure income stream. As well, we automatically deal with renewals and rent increases on an annual basis. Finally, we make sure to communicate with you, our client, the results of your investment. 

We charge 10% of gross rent as a management fee which includes the internal and external maintenance, the placement of tenants, and is an all-inclusive service.

Our Services

Management of Maintenance

The successful maintenance of multifamily properties is hinged on its management as a holistic framework. This entails the routine, preventive, and remedial care of the building’s internal and external infrastructure at appropriate intervals. As such, it is absolutely vital to us that we have a working relationship with professionals in a number of trades under various disciplines. We'll coordinate with vendors, suppliers, and professionals to resolve regular maintenance issues along with unexpected ones too. As we regularly use providers and suppliers from within our network, we’re treated to better response times, better quality of services, and preferred pricing. Tenant Vetting and Placement

We ensure that tenants are a good fit for the property and their expectations are in alignment with the property owner. Done successfully, it leads to a more secure revenue stream, fewer maintenance issues along the way, less turnover, and a higher chance of tenants that are more respectful in their treatment of your property.

Renewals and Inspections

Annually, we automatically take care of sending out renewal notices three months in advance of an expiration. This ensures that we have enough lead time to deal with upcoming vacancies. The renewals also allow us to regularly increase rent to make sure that we’re always charging at or very close to market prices. Quarterly, we inspect your property to see how the tenant is treating it and deal with issues before they escalate.

Maintenance Specifics

Frequent and Regular Services

  • Our vendors and suppliers provide frequent landscaping services, which includes grass cutting, hedge and tree pruning, fertilization, and weed control
  • To maintain the cleanliness of the property, we take care of pest control and janitorial services
  • As and when necessary, we guarantee snow removal services, which covers salting and de-icing

Periodic Services

  • We handle boiler system inspections, as well as the startup and shutdown of boilers on a seasonal basis
  • Cross connection control is tested as per city regulations on an annual basis
  • Building exteriors are cleaned annually
  • We clean furnaces and HVAC systems regularly, as well as fix them when necessary
  • Quarterly inspections of units (and furniture) to view how the property is being treated by each individual tenant and to deal with issues before they become major
  • We also take care of cleaning of sewers and drainage systems

Regulatory Services

  • We ensure that the property is in alignment with the Health and Safety codes, preventing major health issues for tenants and removing hazards
  • Fire safety and testing is done annually

Unplanned Services

  • We solve unexpected maintenance issues as they arise

ADDITIONAL INFORMATION

Statement of Account & Rent Collection

  • We are responsible for revenue collection
  • As and when required, we're able to show you the total gross revenue collected minus any expenses that have been incurred by us through a statement of account
  • Revenue from rent will be distributed back to the property owner, minus any expenses including our management fee

Administrative Charges for Maintenance Costs We Pay For

  • Costs for maintenance services that we pay for will ultimately be borne by you, the property owner, plus an administrative fee
  • Maintenance costs can be directly paid by you to the vendor or supplier, which would waive the administrative fee, but then would not be included in the statement of account

Holistic Service Provision

  • We view our services holistically
  • In addition to managing the property, we'll keep you informed of any opportunities in disposing of or acquiring additional properties, along with guidance towards value maximization

Unruly Tenants and Evictions

  • In the unfortunate event of a disorderly tenant and eviction, we'll take care of the entire process
  • However, associated costs of eviction if any are still borne by the property owner
